What you can EXPECT from us
Typical Processing Flow:
- Review set up sheet, open file
- Obtain Fees from Escrow and Title
- Prepare Fee Sheet, review with Broker
- Lock loan/Float as directed
- Welcome call/email to Borrower, set the expectations
- Prepare and issue initial broker and lender specific disclosures in compliance with TRID RESPA, DRE and/or HUD/VA regulations via Docusign
- Run DU/LP after disclosures are sent out and sufficient file documentation is received. (DU/LP on Lenders site or Brokers DO)
- Register loan with Lender
- Order appraisal (or as directed by Broker) Review file, prepare list of additional items needed, and request from Borrower or as directed by Broker
- Review all documentation received for submission to Lender
- Review approval, request/obtain conditions from borrower, escrow title
- Status call to borrower to ensure approval email received
- Request, receive, review and submit all prior to doc/funding conditions
- Follow-up, receive, review and submit all conditions for signoff
- Order docs
- Issue compliant final broker disclosures (as required)
- Post close QC review to ensure compliance with the DRE, HUD or VA requirements
- Send closed file to broker via email, dropbox
- Review pipeline with Broker weekly
Collaboration
Loan Officer Duties Include
- Ensuring the loan fits all lender guidelines prior to submission to processing
- Ordering and reviewing initial credit report
- Discussions with the borrower regarding the loan terms, Introducing Process CTC as your processors, instill the importance of getting the disclosures and needs list items back to us
- Locks, re-locks and extensions (or as directed by Broker)
- Provide processing with our completed Set Up Sheet, export PCF Point file, credit report, Borrower’s Authorization with credit card info, Appraisal contact (or as directed by Broker)
- Prequalification of Borrower’s prior to sending to processing
